Sarpy County — Papillion, La Vista, Bellevue and Gretna
Papillion & Sarpy
The fastest-growing county in Nebraska, and the place relocation buyers keep landing. Sarpy has the unusual property of being close to both Offutt Air Force Base and downtown Omaha, which is why its demand has a floor under it that the rest of the metro does not.

These figures populate from the Great Plains Regional MLS once the team’s IDX agreement covers this domain. Nothing here is estimated in the meantime. Mapped to Papillion, La Vista, Bellevue, Gretna.
Four towns, not one suburb
Papillion is the established centre — strong schools, mature neighbourhoods and the deepest resale pool in the county. La Vista and Gretna are where the new construction is, Gretna especially, which has been absorbing growth at a rate that has strained everything from schools to roads. Bellevue is oldest, closest to the Offutt gate, and has the widest range of entry prices in the metro.
Buyers who say "Papillion" often mean Sarpy County generally, and the four towns are different enough that the distinction is worth making early.
The base effect
Offutt anchors this market. A permanent, replenishing population arrives on orders every year, some buying and some renting, and that demand does not track the local economy the way ordinary demand does. It is the main reason Sarpy rentals hold occupancy, and it is why the investor side of this market is worth a separate conversation.
