The Old Market, the Capitol District and the riverfront

Downtown & Old Market

Cobblestone streets, brick warehouses converted to lofts, and the only part of Omaha where you can genuinely live without driving. A small market with a specific buyer, and one that behaves nothing like the rest of the metro.

These figures populate from the Great Plains Regional MLS once the team’s IDX agreement covers this domain. Nothing here is estimated in the meantime. Mapped to Downtown Omaha.

Condos, lofts and what they cost to own

Most of what trades here is attached — converted warehouse lofts in the Old Market, newer construction near the Capitol District, and buildings along the riverfront. Which means the association is part of the purchase in a way it never is in a single family house.

Read the association documents before the inspection, not after. Reserve funding, special assessment history and rental caps decide more about the ownership experience in this market than the unit itself does, and a beautiful loft in an underfunded building is a bad buy at any price.

Who actually lives here

Two groups, mostly. Younger buyers who want the walkability and are willing to trade square footage for it, and downsizers who have finished with a yard and want to be able to walk to dinner. Both are buying a way of living rather than a floor plan, which makes this the one part of the metro where showing someone the neighbourhood matters more than showing them the property.

Serves the downtown core. Assignment depends on address — worth confirming for any specific building.

District boundaries change and are the district’s to publish. Confirm assignment for any specific address before it matters to your decision.

Who it suits

  • Buyers who want to walk to work, dinner and a ballgame
  • Downsizers finished with maintaining a yard
  • Anyone who values character over square footage
  • Less suited to families needing space and a yard, or anyone who dislikes association living
