144th to 192nd, Douglas County
West Omaha
The corridor Bill has sold since 1984. West Omaha is not one neighbourhood, it is thirty years of them laid down in bands as the city moved west — and knowing which band a house sits in tells you most of what you need to know about it before you open the door.

These figures populate from the Great Plains Regional MLS once the team’s IDX agreement covers this domain. Nothing here is estimated in the meantime. Mapped to West Omaha.
Reading the bands
Roughly: 144th to 156th is 1970s and 80s, mature trees, bigger lots, and floor plans that assume a formal dining room. 156th to 180th is 90s and early 2000s, the era of the two-story with a three-car garage. Past 180th the houses get newer and the trees get smaller.
That progression matters more than it sounds. A buyer who says they want "West Omaha" usually means one of those bands specifically, and the difference between them is a mature canopy, a lot size, and about twenty years of roof.
The trade-off nobody names
The older bands give you trees, larger lots and a shorter drive to almost everything. They also give you original mechanicals, aluminium wiring in some 70s stock, and kitchens that were designed before anyone wanted an island. The newer bands invert all of that.
Neither is the right answer. But a buyer who has not decided which trade they are making will tour twenty houses and like none of them, and that is the most common way people waste a spring in this market.

Who it suits

- Move-up buyers with a district already in mind
- Less suited to someone set on new construction — that is further west
