By introduction

Some homes should never appear online.

Not every sale belongs on a public feed. For some owners, a sign in the yard and a price history anyone can scroll is the problem, not the plan. We handle a small number of Omaha properties this way each year — quietly, by introduction, and entirely at the owner’s pace.

When a quiet sale makes sense

Privacy
Your address, your interiors and your schedule stay off the public internet. No sign, no syndication, no Zillow view count.
Security and staff
Households with staff, collections or a public profile often cannot have strangers walking through on a Sunday afternoon.
Testing the number
A quiet approach to a short list of qualified buyers tells you what the market will pay without spending days on market to find out.
Timing
Estates, divorces, relocations and business sales rarely arrive on a convenient schedule. A private process moves at yours.

How it works

  1. 01

A conversation, not a listing appointment

Bill comes out, walks the property and gives you a number. Nothing is signed and nothing is entered anywhere.

  2. 02

    A written opinion of value

Comparable sales, days on market and list-to-sale ratios for properties genuinely like yours — so the number has arithmetic behind it.

  3. 03

    A short, named list

If you decide to proceed, we approach a specific, qualified set of buyers and agents. You approve the list before anyone is contacted.

  4. 04

    Your choice of route

Some sellers close quietly. Others use what they learn to go to market properly, at a better price, already knowing where the demand is.

Private and delayed-marketing sales are governed by MLS and NAR rules, and by NP Dodge’s own policies. Bill will tell you plainly what is and is not permitted for your property before you decide anything — including when going to the open market is simply the better answer.

Start a conversation

Nothing here is a listing agreement. It reaches Bill Black directly and goes no further.
